Price: 35% of the net rental income + Cleaning fee

What’s included:

  • 24/7 Guest Communication & Support:
    We handle all guest messages, questions, and special requests before, during, and after their stay.

  • Check-in & Check-out:
    Flexible key handover, guest welcome, and property walkthrough when needed.

  • Booking & Calendar Management:
    Listing creation and optimization, calendar updates, pricing adjustments, and reservation handling on Airbnb (and similar platforms)

  • Photography:
    We provide high-quality photographs taken by a professional photographer to enhance your Airbnb listing and attract more guests.

  • Small Maintenance:
    Quick response to minor issues (e.g., changing light bulbs, troubleshooting appliances, arranging repairs if needed).

  • Restocking Essentials:
    Monitoring and replenishing basic supplies (toilet paper, soap, etc.)

  • Post-Stay Inspections:
    After every guest checks out, we thoroughly inspect your property. All damages or issues are promptly reported to you and documented for Airbnb AirCover claims when needed.

  • Monthly Reporting:
    Clear monthly summary of bookings, guest feedback, and any notable issues.

  • Linens:
    Linens are provided and we handle all aspects of laundry for you. Fresh linens are supplied with each guest turnover cleaning.

  • Cleaning:
    28€ per hour + VAT. Minimum charge is 1 hour per apartment/cleaning. Actual cleaning time may vary depending on guest use and condition.

    We also provide additional services such as co-hosting, maintenance, transportation, small renovations, emergency situation management and concierge services to ensure a comprehensive and hassle-free experience for property owners and guests.
